The Role
We’re looking for an experienced Commercial Manager with a strong mechanical background to support the commercial delivery of major data centre and mission-critical projects in Dublin and across Ireland. You’ll work closely with project, engineering, and client teams to ensure robust cost control, contract management, risk mitigation, and commercial performance from pre-award through to final account.
This is a key role in a fast-growing delivery team, with exposure to large-scale, complex MEP packages and high-value client relationships.
Key Responsibilities
- Lead commercial management across mechanical / MEP scopes on data centre projects (pre- and post-contract).
- Manage contracts and subcontracts (NEC / JCT / bespoke forms as applicable), including change control and compliance.
- Prepare, review and negotiate tender packages, valuations, variations, and final accounts.
- Develop and manage project budgets, forecasts, cashflow and cost reporting.
- Oversee procurement strategy for mechanical vendors and subcontractors.
- Provide commercial input into project planning, risk, and mitigation strategies.
- Work closely with project management and engineering to ensure scope clarity and commercial alignment.
- Support dispute avoidance/resolution and maintain strong client and supply-chain relationships.
- Ensure accurate documentation and reporting for internal governance and client requirements.
What We’re Looking For
- Proven experience as a Commercial Manager / Senior Quantity Surveyor / Commercial Lead on mechanical or MEP projects.
- Strong background in data centres, pharma, industrial, energy, or large-scale commercial builds (data centre experience strongly preferred).
- Solid understanding of mechanical packages: HVAC, pipework, ductwork, plant, BMS/interfaces, commissioning considerations (commercially).
- Strong contract knowledge and hands-on experience administering variations/claims.
- Excellent stakeholder management, negotiation, and reporting skills.
- Comfortable working across office and site environments.
Qualifications (Preferred)
- Degree in Quantity Surveying, Commercial Management, Construction Management, Mechanical Engineering, or similar.
- Professional membership (RICS, SCSI, CIOB, or equivalent) is beneficial but not essential.
