Contracts Manager – Finland | Data Centre Project

Location - Finland

About the Role

We are currently recruiting for a Contracts Manager to join a major data centre project in Finland, overseeing the commercial and contractual management of a large-scale construction package.

The ideal candidate will have a strong mechanical/M&E background, combined with proven experience managing contracts, subcontractors and commercial matters on complex construction projects.

This is an excellent opportunity to work on a major mission-critical project in Finland, with exposure to a technically complex environment and a strong long-term project pipeline.

 

Key Responsibilities

  • Take ownership of the contractual and commercial management of assigned project packages.
  • Manage the full lifecycle of subcontractor and supplier contracts, from procurement through to completion.
  • Prepare, review and negotiate contracts, subcontract agreements, variations and commercial documentation.
  • Manage subcontractor performance and ensure contractual obligations are being met.
  • Identify and manage commercial and contractual risks across the project.
  • Review and manage variations, change orders, claims and extensions of time.
  • Monitor project costs, budgets, forecasts and cash flow.
  • Work closely with project management, engineering, procurement and construction teams to ensure commercial alignment.
  • Manage relationships with clients, consultants, subcontractors and suppliers.
  • Lead regular commercial and contractual meetings.
  • Ensure accurate contract records, notices and supporting documentation are maintained.
  • Support the resolution of contractual disputes and commercial issues.
  • Monitor progress against contractual milestones and deliverables.
  • Ensure project activities remain aligned with contractual requirements and agreed commercial terms.
  • Provide regular commercial and contractual reporting to senior management.

 

Mechanical / M&E Experience

The successful candidate should have a strong mechanical or M&E project background, with a good understanding of complex building services and construction environments.

Experience across areas such as:

  • HVAC and mechanical services.
  • Chilled water and cooling systems.
  • Pipework and mechanical installations.
  • Plant rooms and associated infrastructure.
  • Mechanical equipment installation and commissioning.
  • Building services coordination.
  • MEP subcontractor management.

 

A mechanical background is particularly valuable as the role will require the ability to understand the technical scope behind contracts, variations, delays, procurement and subcontractor performance.

Requirements

  • Proven experience as a Contracts Manager within the construction, MEP or engineering sector.
  • Strong mechanical/M&E bias or background.
  • Experience managing major subcontract packages and commercial contracts.
  • Strong understanding of construction contracts, commercial management and contractual procedures.
  • Experience with variations, claims, change management and extensions of time.
  • Strong commercial awareness and negotiation skills.
  • Ability to understand technical project requirements and their contractual/commercial impact.
  • Strong communication and stakeholder-management skills.
  • Experience working on data centres, mission-critical, pharmaceutical, industrial or other technically complex projects is highly desirable.
  • Ability to work effectively in a fast-paced project environment.
  • Strong organisational skills and attention to detail.
  • Fluent English.
  • EU working rights are required.
